Match the space to the retail format
Define whether the concept is convenience, food and beverage, service, experience, destination retail or employee-serving amenity. The right floor, frontage, opening hours and parking pattern depend on that role.

Study access and footfall quality
Count relevant customers rather than total movement. Observe pedestrian paths, vehicle entry, drop-off, visibility from both directions, barriers, weather exposure and accessibility.
If the development is phased, separate current occupied catchment from future master-plan capacity. Forecasts should show the dates and dependencies behind each demand scenario.
Technical and statutory suitability

Compare carpet and chargeable area, base rent, revenue share if any, maintenance, marketing levies, utilities, parking, taxes, deposits, escalation and fit-out period.
Model store construction, staffing, logistics, wastage and realistic ramp-up. A location should work under conservative assumptions, not only an optimistic footfall case.
