These are published planning-scale figures, not a statement that every component has been delivered or is available now.

For a corporate location decision, ask for the current phase plan, approved drawings, construction sequence and handover programme. An attractive eventual ecosystem should not be treated as an operating amenity until its delivery and access are confirmed for the proposed lease term.

M One and Phase 1

M One is the first office-tower proposition highlighted in the brochure. The brochure describes a G+16 configuration with two floors dedicated to amenities, a typical approximately 42,000 sq. ft. carpet floor plate and a 4.2-metre typical floor height. These are brochure-level specifications; a specific unit may have a different area, configuration or handover condition.

How the mixed-use components could affect an office occupier

The developer places Million Minds Tech City behind Nirma University, off SG Highway in Ahmedabad. Its materials describe an IT/ITeS SEZ context. Neither the development's proximity to GIFT City nor its broader mixed-use vision makes it part of GIFT City or proves that every building and unit has the same regulatory status.

An occupier should obtain the exact premises address, current SEZ notification or approval documents relevant to the proposed space, and advice from its legal and tax advisers. Compare those documents with the entity's activity and operating model before treating a location label as an incentive entitlement.

Master-plan due-diligence checklist

Request a dated site master plan with plot and tower identifiers; approved and proposed phases; current completion and occupancy evidence; roads, entrances and pedestrian paths; utilities and backup arrangements; parking allocations; amenity delivery dates; and the exact contractual premises description.
